They say once you find that perfect soul mate and get married, you should then work on having four children. One should be a doctor, one a lawyer, one a dentist and one a general home contractor. This is really meant to be quite funny, but when you think about it, it makes sense. But until you have a son/daughter that can build your new home, I guess you have to find a good home contractor yourself.
Instead of going through the yellow pages or newspapers or even on the internet, you should check with your neighbors, friends, family or actually a realtor may have the answer for you.
When you interview some of these potential home contractors, make sure you can get along with them. Also make sure that the communication is good. Unfortunately, many contractors have the reputation of partying hardy; if this seems to be indicated, either by the appearance of too much alcohol or drugs, do not hire.
Potential contractors should definitely have a State Contracting License and be willing to present this to you. There should be no disciplinary actions on their record.
Contractors should always have insurance, preferably Workman's Compensation and Liability. Definitely do not hire, if there is no insurance. Always ask to see proof of insurance.
The best contractors have been in the business for over ten years, but there are plenty of good contractors which have been in business for five to ten years. Make sure they have had the same business name for this amount of time. It has been known that shady contractors change their name frequently.
The very best contractors have a business office. There are many good contractors that have a home office and answering service. Avoid the ones with just a cell phone contact.
After you have eliminated all of your candidates except one, please be sure to check references. You should ask for 5 current references. If necessary 1-4 good references are suitable. Definitely do not consider hiring a contractor without any references.
After you have found your perfect contractor, make sure he is capable and willing to perform the work that you want done.
The next major thing to consider is pricing and timeframe. You will definitely need a detailed description of the work to be done. You will need this in writing. The contractor has to guarantee his work and you will also need this in writing. The most reputable contractors never ask for more than 25% - 35% up front. If they do ask for more, you do not have to agree. The final payment should never be paid until the work is done and you are satisfied with the results.
Remember to always have several copies of the signed contract handy, and remember that YOU are the boss! Good luck and smooth house building!
